It warns that its displayed figures may differ from the DLD website. The table above is a five-record snapshot, checked 7 September 2026. It does not show every deal term or unit feature.
The same-day gap matters
Two one-bedroom homes were recorded on 4 September. One showed AED 2,584 per sq ft. The other showed AED 3,938 per sq ft. That is a gap of AED 1,354 per sq ft on the same day.
This does not prove that one buyer paid too much or the other found a bargain. The source does not show every view, floor, condition, furnishing, occupancy, or deal term. It does prove why one broad average cannot value every Burj Khalifa home.
What buyers should compare now
- Use recent sales with the closest bedroom count, size, layout, and position.
- Check the exact view, privacy, floor, lift route, condition, and parking.
- Confirm whether the home is vacant, rented, furnished, or in need of work.
- Add transfer costs, service charges, finance, repair, and running costs.
- Verify the title deed and match the seller, unit, size, and parking.
What sellers should learn from the records
A high sale in the tower may not be the right comparison for your home. A lower sale may also have facts that do not match. A useful valuation should explain why each chosen sale is close enough to your unit.
Current Armani renovation notice
The official Burj Khalifa website currently says Armani Hotel Dubai and Armani Residences are undergoing renovation and are temporarily closed. The page does not give a reopening date.
If you are looking at an Armani Residence, ask what access, services, shared areas, and viewing times are available now. Confirm the effect on the exact home before you book a visit or make an offer.
