A Dubai property investor with one or more qualifying properties worth at least AED 2 million may apply for a renewable 10-year Golden Residence. The property should still make sense as a home or investment without the visa.
The current Dubai route
Dubai Land Department says a real estate investor who owns property with a purchase value of AED 2 million or more may apply for a renewable 10-year residence permit. GDRFA Dubai also lists one or more properties with a total value of at least AED 2 million.
If the property has a mortgage
A mortgaged property may be accepted. DLD asks for a bank letter that shows the amount paid and the balance. Its service page says proof of AED 2 million paid is required for a mortgaged property. Check the exact wording with DLD before choosing the property or mortgage.
What to check before buying
- The owner name and approved property value
- Whether one property or a group reaches the required value
- The bank letter and paid amount for a mortgage
- The current DLD and GDRFA documents and fees
- Family sponsorship, insurance, medical, and Emirates ID costs
Application is not automatic
Buying an AED 2 million property does not place a visa in the title deed. It lets an eligible investor apply. The government checks the property, value, ownership, documents, and other conditions before approval.
